Our Fee Structure - Simple, Straight forward, Fair

Before you move in:
Set up fee (tenant’s share) £300.00 (inc VAT) for up to two tenant

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional tenant fee £48.00 (inc VAT) per tenant

Processing the application, associated paperwork and referencing

Guarantor fee £48.00 (inc VAT) per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Pet deposit £250.00
Returnable additional security deposit

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

Out of Hours Services £50.00 per hour (inc VAT) plus any actual costs incurred

Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Keeping You Content and Aware is Our Goal

Tenants are only accepted, unless you decide otherwise, after passing stringent referencing procedures by us, we check income, employment as well as credit worthiness history.

Inventories are carried out by our staff with full checks on condition with numerous photographs. We will arrange full safety checks on gas and electrical appliances if required.

Our payment system ensures you receive your rent promptly.

We can and will handle disputes and disagreements should they arise and will advise and/or act for you providing advice and support as necessary.

We Are Your Eyes and Ears

We carry out regular property inspections making sure your property stays in good repair (subject of course to normal wear and tear)
Should any issues arise we have a full 24/7 emergency service and can deal with any maintenance issues subject to your authorisation.
